New Launch vs Subsale — Which Is Better?

A new launch is bought off the plan: payment is progressive, completion is in the future, and the finished product is judged from a showroom and a floor plan. Developer packages sometimes absorb certain costs, and the unit is new when handed over.
A subsale property already exists. You can inspect the actual unit, see the actual view, check the actual maintenance standard, and — importantly — start collecting rent as soon as the transaction completes.
The risks differ. A new launch carries completion, delivery and future-market risk. A subsale carries condition, renovation and building-management risk, and typically needs a larger amount of cash up front.
Because the risk profiles differ, comparing one against the other purely on price per square foot is misleading. Decide first which product suits your timeline and cash position, then compare within that category.
