How Hui Xin evaluates an investment property

This page is not a full listing dump. Before a project appears here, it is checked against the six points below — and if one of them does not hold up, it does not make the shortlist.

Where the tenant demand comes from

The first question is who actually rents here — offices, hotels, hospitals, campuses or a transport interchange nearby. Without an identifiable tenant pool, any rental assumption is guesswork.

Location and walkability

Walking time to an MRT or LRT station, everyday amenities, and how much competing new supply is coming up nearby all affect how quickly a unit rents or resells.

Entry price and cost per square foot

Comparing price per square foot against nearby completed projects says more than a marketing headline. A price above the local range needs a reason that holds up.

Holding costs and real cash flow

Instalments, maintenance charges, assessment, quit rent, repairs and vacancy periods all belong in the sum. Net cash flow matters more than a gross yield headline.

Resale liquidity

Common layouts, sensible sizes and eligibility for foreign buyers all make an exit easier later. A hard-to-resell unit can undo a good yield.

The buyer's own situation

Own stay, rental or long-term hold? Loan capacity, timeline and risk appetite change which project is the right one — there is no single best buy.

Run the numbers before you decide

No project comes with a guaranteed return. Use the mortgage, rental yield, ROI and ROE calculators with your own figures first, then decide whether a viewing is worth your time.
